The Guest-Ready Pool: What Vacation Rental Managers Should Demand From Pool Service
In Key West, the pool is usually in the listing’s first three photos. It books the property. Which means pool service for a rental is not really pool service; it is guest experience management that happens to involve water. Here is what managers should actually demand.
Guest-ready is a standard, not a vibe
A guest-ready pool means: clear water at check-in, chemistry safe for a toddler and comfortable for skin and eyes, no debris on the floor, waterline clean, equipment quiet, and the spa hot if the listing promised one. Every one of those is checkable, and your pool company should be checking every one on every visit.
Demand photo documentation
If your pool company cannot show you the pool after every visit, you are taking their word for something your next review depends on. Photo documentation after each service should be table stakes. It protects you with owners too: when a guest claims the pool was green on arrival, you want a timestamped photo from the day before.
Ask the response-time question, and ask it precisely
Not “do you handle emergencies?” Everyone says yes. Ask: “A heater fails on a Friday afternoon with guests checking in Saturday. When is a technician at the property?” Companies dispatching from Marathon or the mainland answer in days. If the entire operation is on the island, the honest answer is hours. In a market where a comped night costs more than a month of service, that gap is the whole decision.
Schedule around turnovers, not routes
Route-based companies come when the route says so. Rental pools need service timed to the calendar: after the heavy-use week, before the next arrival. If your pool company cannot see your turnover schedule, they are maintaining a pool, not protecting bookings.
The math managers already know
Cheap pool service and expensive pool service differ by maybe a couple hundred dollars a month. One refunded stay, one comped night, one review that starts with “the pool was closed” erases years of that difference. The cheapest service is the one that prevents the refund.
We built our rental program around exactly this list, because we service the properties this island is famous for. If your current service cannot answer the Friday-afternoon question, we can.
