How Do I Care for a Pool I Only Use Part of the Year?

Run it and service it year round. A pool you use six months a year still needs weekly attention in the other six, because the water does not know you are gone and algae does not take a season off in Florida.

What you can do is dial the routine down. Shorter pump cycles, lighter chemical dosing, less frequent vacuuming. What you cannot do is shut it off, cover it and walk away.

Why shutting it down does not work here

Northern pools get closed because pipes freeze. That reasoning does not apply in Florida, and copying it causes damage.

Stagnant warm water goes green within days and becomes a mosquito breeding site within a week or two. Sanitizer with no circulation cannot reach anything. Equipment that sits unused for months develops seized seals and dried out gaskets that fail the moment you restart it. And bringing back a fully neglected pool costs several times more than routine service would have.

Never drain it as a storage strategy either. Our water table is shallow, and hydrostatic pressure against an empty shell can lift it, crack it or float it out of the ground. That is a five figure structural repair on a pool that was fine.

The off season routine

Aim for a weekly touch, not a monthly one.

• Test and balance alkalinity, pH and chlorine every week
• Keep cyanuric acid at 30 to 50 ppm so chlorine survives the sun
• Brush walls, steps and shaded corners, since those are where algae starts
• Empty skimmer and pump baskets and net out debris
• Check filter pressure and clean or backwash when it climbs
• Confirm the pump is priming and the returns are flowing

Cut pump run time back to what circulation actually requires. In cooler months that might be four to six hours a day instead of eight or more. Reduce the tablet load in the feeder rather than removing it.

Debris removal is the one thing you should not reduce. Palm fronds, sea grape leaves and bougainvillea stain plaster within a couple of days, and those stains outlive the season.

Prepping for the season you are there

About a week before you arrive or before a rental guest does, the pool should get a full pass. Shock it, vacuum thoroughly, clean the filter properly rather than just backwashing, check the salt cell for scale, and verify the heater and automation actually work. Equipment that has idled for months has a habit of revealing problems the day before you need it.

Water clarity should be dialed in ahead of arrival, not the morning of.

Do not let it go green in your absence

Beyond the cost, a green pool at an unoccupied property draws attention. Standing water breeds mosquitoes fast, and in Monroe County a neglected pool can lead to a nuisance complaint and a citation. If nobody lives there, nobody notices until it is a problem.

Part year pools in the Florida Keys

This describes a very large share of the properties down here. Snowbirds who are in Key West from November to April, second home owners, and vacation rentals that book seasonally all have the same pattern.

Two things make the empty months harder than people expect. Storm season runs June through November, and if you are away during it someone local needs to be able to prep the pool ahead of a system and check on it afterward. Salt air also works on equipment continuously with no cold stretch to slow it down, so unions, fittings and heater cabinets corrode faster on an idle pad than they would elsewhere.

Set the off season routine before you leave rather than after you notice a problem, because a pool that stays running is always cheaper than one that has to be recovered.
